Door Knocking for Real Estate Listings: A Daily Plan to Finish the Year Strong

5 min read

Everyone is talking about finishing the year strong right now. The plans, the goals, the "Q4 will make or break your year" posts. Most of that talk ends with the same tools everyone else is already using: more ads, more posts, another app.

I want to give you something different. A channel your competitors abandoned years ago, and one that still puts you face to face with the people who will hire you next: door knocking.

Here's the hard truth. Most agents know door knocking works. They just don't do it. Knowledge is not the problem. Execution is. So let's get practical and build a simple daily plan you can start this week.

Before you start, watch this one-minute video on the commitment that makes daily prospecting stick:

Why Door Knocking Still Works

Door knocking isn't old-fashioned. It's the channel most agents walked away from, and that's exactly why it works for the ones who stayed.

Here is what it gives you that a screen never will:

  • Unlimited contacts. There is always another door on the next street.

  • Brand recognition. The same face, at the same doors, again and again, becomes the agent they remember.

  • Face-to-face trust. People hire people they have met and liked.

  • Less competition. Most agents avoid it, so you are often the only one who shows up.

  • A tiny budget. You can start with $50 to $150 for free home evaluation postcards or flyers and a box of business cards.

Prospecting isn't begging for business. It's offering help to people who may need it soon. When you walk up to a door with something useful in your hand, you are not interrupting. You are serving.

Do the Math Before You Knock

Agents quit door knocking because the first few streets feel like nothing happened. That feeling goes away when you know your numbers.

In the book I use this example. Say you get 1 lead for every 25 doors you knock, and 1 listing for every 5 leads. That's 125 doors per listing. If your average commission is $10,000, each door you knock is worth about $80.

Read that again. Every door, even the ones where nobody answers, is part of the math that produces your next listing. Your numbers will be different, so track them. Doors knocked, conversations, leads, appointments, signed listings. Once you know your own ratios, you stop judging a day by how it felt and start judging it by what you did.

You can't control whether a homeowner says yes today. You can control how many doors you knock. Activity creates results.

When to Go and What to Bring

Go when people are home and open to a short conversation. The best times are 8 to 11 a.m. and 4 to 7 p.m. If your mornings are already blocked for phone prospecting, make door knocking your late-afternoon A activity.

Bring something of value every time:

  • A free home evaluation postcard or flyer with your brand and headshot on it.

  • Business cards.

  • A short market study of the homes that sold nearby in the last 90 days.

  • A Just Listed card or an invitation to an open house when you have one.

Dress professionally, smile, and keep it short. Be personable, bring value, be consistent. Those three rules carry most of the weight.

Four Openers That Lead With Value

You don't need a clever pitch. You need a reason to be at the door that helps the homeowner. Here are the four openers I teach, written as simple script lines you can make your own:

  • The market study: "Hi, I'm putting together a short study of the homes that sold in this neighborhood over the last 90 days. Would you like a copy?"

  • The free home evaluation: "I offer every homeowner on this street a free home evaluation every six months, so you always know what your home is worth. Would that be helpful?"

  • The Just Listed card: "I just listed a home around the corner, and neighbors usually like to know. Here's the card with the details."

  • The invitation-only open house: "I'm holding an open house nearby, and the first hour is by invitation only for neighbors. I'd love for you to come."

Each one gives before it asks. Then, once the conversation is open, ask a simple question: "Are you or anyone you know thinking about making a move in the next year?" If the answer is no, thank them and ask if they mind you dropping off the next market update.

Practice Before You Knock

If you have been putting door knocking off, I'll tell you what it usually is. It's not the neighborhood. It's not the weather. It's fear. The root of procrastination is almost always fear.

The cure is practice. Role-play your openers with another agent every day until they are second nature. Stand up, have your scripts ready, stick to the script, and give each other honest feedback. When the words come out without thinking, the fear has nowhere to live.

When I started in Manhattan, I had no owner connections. So I picked a niche I could reach, arrived early every day, and made my calls to building owners from a huge printed directory. Nothing about it was glamorous. The consistency was the whole strategy. Door knocking works the same way. The agent who shows up again and again, with something useful, is the one they call.

Follow Up and Stay Consistent

A door knock is the start of a relationship, not the end of one. Every contact goes into your CRM the same day, with notes on what they told you. Then follow up. Send the market study you promised. Drop off the next Just Listed card. Mail your postcards to the same streets on a schedule.

Repetition builds recognition. The homeowner who saw your face at the door, your postcard in the mail and your name on a Just Listed card starts to think of you as the agent for their neighborhood. That is how a consistent brand turns into a lead-generation machine.

One more reason to love this channel: door knocking and postcards are compliant alternatives for homeowners you can't call because they are on the Do Not Call list. Always respect those rules, and honor anyone who asks you not to come back.

Where to Start

Start with your number. Before you knock a single door, find out how many conversations your goal really needs each day. My free Daily Number calculator does it in 60 seconds and emails you a personal plan.

Then put door knocking on your calendar as an A activity, block the time, and protect it. This lesson comes from Chapter 10 of my book Turbo Agent, and the full training is available inside TurboAgent Pro, with daily tracking, scripts, the Roleplay Club and a 90-day money-back guarantee.

Now go out and do it!
